This new 19-storey, 16,500-m2 office tower with underground parking is next to the existing Quebecor Head Office building. A new lobby links both buildings between Notre-Dame and St-Jacques Streets. The expansion resulted from the need to relocate Quebecor staff from an existing building slated for demolition to make room for the new University of Montreal Health Centre.
Particularities and Challenges
Tight schedules meant that Construction Management mode was the best way to ensure a timely delivery. Pomerleau worked closely with the client from the very beginning, providing a full-range of preconstruction, construction and post-construction services, including an expanded value analysis process.
Coordination of deliveries and equipment was a challenge in itself as there was no room to manoeuvre and the surrounding streets are major arteries. With Pomerleau's extensive experience on sites of this nature, the team had little problem overcoming this logistical challenge.
The new building's architecture with its different roofs and levels added a degree of complexity to this mandate.
The base building was delivered on schedule in March 2008. Quebecor then prolonged Pomerleau's mandate by adding the tenant fit-up program, including a board room ($1M). Pomerleau was also responsible for the renovation of the existing tower.
As always, Pomerleau met the challenge. The original schedule for the concrete structure required that one storey be completed every six days - Pomerleau did it in five.
